No, unfortunately we can only hold a home once an application has been approved and the required funds have been provided to us.
That’s old school. No, we require the first month’s rent and deposit at lease signing.
The preferred method is on the web. Once you sign the lease we will generate a login for you. From here you can pay rent from your checking account and even set it to auto-pay. You can also generate a bar-code that allows you to pay with cash at any 7-eleven convenience store. Or you can do the old tried and true and mail and check or drop it by the office. We have a night drop at the front door.
The minimum age is 18 to be on a lease in one of our properties. Additionally, everyone over the age of eighteen must apply for a lease.
Yes. We do not profit from keeping a deposit. We don’t typically mark-up repairs, and when we do the man hours don’t justify the small amount we charge so there is no benefit to us trying to keep a deposit. We want the property to look like it did, or better (one can dream), then when you moved in. This is someone’s home. While you are there, it is your home. We want you to be proud to live in one of our properties. We give all residents a checklist and guide of what to do upon move-out to maximize your chances of getting all of your deposit. The only part that is non-refundable, unless specified otherwise in your lease, is $100 for an inspection fee that is paid to a third party.
Check your lease. Most of our leases require a 30 day notice, but with a move-out at the end of the month. Basically all of our leases are written in a way that the property should be available to a new tenant on the 1st of the month. This means you will be on the hook for a full month’s rent on your last month, so plan to leave at the end of the month and give notice the month before. Again, check your lease, but call or email if you need help.
