Property Management

You purchase the properties and we manage them. We are your agent and represent you.

Duty to our clients

As a property manager, our duty to clients is “care”, which simply means we serve clients as we own the properties ourselves. Clients’ interests are our priority.

• Reduced Maintenance Costs - With our property management, costs are minimized through our long term relationship with quality service providers. No middleman! Our professional management team provides high efficiency in performing repairs and reporting expenses. Our clients get copies of every invoice providing full disclosure of the expense.
• Diligent Rent Collection - Collecting rents, evicting non-paying tenants and getting vacant units rented are all done in a professional way.

Create Solutions to Problems

Having a problem? We are here to help. With over ten years of real estate experience, solutions are always available in difficult problems.

• We are a team. We have skills you need. We handle daily management. Find the tenants, handle repairs, answer owner and tenant calls. Most important, we keep owner informed. We discuss tenant standard and rent price with owner. We report all major spending to owners and get owner approve before we spend the money.
• We are fully licensed and insured. Not every person offering management services are licensed and insured. Many real estate company E&O insurance does not cover property management business for cost reason. Some people are even not licensed. (See why you need a licensed company manage your real estate).
• We keep your book/record in professional way. We have professional accountant handle accounting and book keeping. That will help you reduce accounting cost. We help foreign investors hold tax following IRS requirements.
• Online account access. Owners can access their statement, spending, rent record online. We keep good relationship with local contractors that keep your maintaining and repair cost low. All major (you define how big is major) repair costs will get owner approval before work starts.
• Owners and tenants can contact us any time. Even the official office time is from 9 AM to 6 PM, owners and tenants can access us through cell phone, email or social media even after normal business hours or on weekends.

Leasing Services

If you do not need full management, leasing service may be what you need.

• Tenant Background Checks - We perform careful tenant screening utilizing rental history verification and credit and criminal background checks. We review applicants income and verify ID.
• Accurate Rent Assessments - we provide market analysis report to help owner decide reasonable rent. Keep high occupancy rate. Our goal is helping owners to get highest investment return.
• We use the right lease agreement and right disclosures to reduce owner risk. We use Texas Association of Realtor lease form.
• Move in services included. We will help check everything OK when tenant moves in and make sure the property compliance Texas property code. (It is true that many properties not compliance the code and may cause problem later). We document the property status and collect inventory form signed from tenants.

With about 18 years investment experiences, Our broker, James, will help you to answer all your real estate related questions. We can help you to have a real estate portfolio for retirement, education or other purpose. We can help you purchase and manage real estate properties in Central Texas.
